- Chat + Pre-Approval – We talk goals and budget; you get pre-approved with a lender.
- Home Search – Browse homes and tour favorites (in person or virtual).
- Offer Strategy – I’ll run comps and craft a strong, clean offer.
- Under Contract – We deposit earnest money and (in NC) a due diligence fee.
- Inspections – Home, WDIR/termite, septic/well as needed; negotiate repairs/credits.
- Appraisal & Underwriting – Lender verifies value + final loan conditions.
- Closing Prep – Attorney’s office (NC) prepares documents & final numbers.
- Closing Day – Sign, record, get keys. Utilities can be set for the day after closing.
What to Expect in North Carolina
Buyer Representation: I’m your advocate from search to keys. Compensation is negotiable and we’ll review options upfront so you’re comfortable.
Due Diligence Period (NC): Your window to investigate the home. You’ll typically pay a due diligence fee (to the seller) and earnest money deposit (held in escrow).
Inspections: Common: general home inspection, WDIR/termite, septic, well, crawlspace, roof, HVAC. You choose what to inspect; I coordinate access and timelines.
Appraisal: Lender orders to confirm value for the loan.
Closing: NC uses attorneys. You’ll review a final settlement statement; funds must be in before signing. Home is considered sold once the deed is recorded at the courthouse.
Typical Up-Front & Closing Costs
- Up-Front: Due diligence fee (NC), inspections, appraisal (often paid to lender), earnest money deposit.
- At Closing: Down payment + lender/title/attorney fees, prepaid taxes/insurance, and any agreed credits. I’ll estimate your cash-to-close early so there are no surprises.
